Foundation – Phase I (Pre-Concrete Pour)

This inspection takes place before concrete is poured, when issues are easiest and least expensive to correct. The inspector verifies that the foundation is built according to the engineer’s drawings or approved builder plans. This includes reviewing rebar placement, spacing, size, and support, as well as confirming proper beam depth, width, and layout. Ensuring the foundation is constructed correctly at this stage helps prevent costly structural issues later in the build. A copy of the engineer’s drawings or approved builder plans must be available at the time of inspection.

Framing & Mechanical Systems – Phase II (Pre-Drywall)

Performed before drywall installation, this phase focuses on the structural framing and all major mechanical systems. The inspector verifies proper framing attachment, spacing, alignment, and fastening, along with correct door and window egress placement. Critical systems are also reviewed, including electrical grounding and wiring protection, HVAC equipment access and duct installation, plumbing connections and pipe support, and roof structure support and slope. This inspection ensures everything behind the walls is installed correctly before it is concealed. A copy of the engineer’s drawings or approved builder plans must be available at the time of inspection.

Final Inspection – Phase III (Completed Construction)

The final inspection occurs once construction is complete and the home is ready for occupancy. The inspector verifies that the home complies with applicable building standards and that all systems are fully operational. This includes checking grading and drainage, electrical, plumbing, and HVAC functionality, proper door and window operation, correct installation of finishes, roof coverings and flashing, working fixtures and hardware, installed appliances, and identifying any apparent safety concerns. This inspection provides peace of mind before closing or move-in.
